View Sample ReportProfessional Home Inspectors in Texas are licensed by the state. The Texas Real Estate Commission (TREC) is the state body that issues this license and regulates the Texas home inspection industry.

The TREC has mandated that a standard report format be used for all real estate transaction home inspections. The basic form can be found at the TREC website.

The basic format is a checklist organized in a mandated order. The checklist portion allows each item to be "checked" as:

Inspected: Item was inspected and significant repair needs or imminent unsafe conditions were not observed by the inspector during the limited time spent at the home. Unless specified, the following is undetermined or incomplete: code compliance, insurability, life expectancy, presence or absence of unsafe conditions.

Not Inspected: Item was present at the home but was not inspected.

Not Present: Item was not present or was not discovered by the inspector during the inspection.

Inspected / Repair: Item, in the opinion of the inspector, does not appear to adequately function or perform and/or needs repair and/or may be unsafe. The Texas Real Estate Commission (TREC) does not distinguish between the terms .repair. and .improvement. and classifies most reporting items as repair needs. Some items deemed as .repairs. by the TREC may actually be considered improvements if researched through local regulatory authorities. If an item is marked "repair" all further evaluations, repairs, and/or improvements should be made by a qualified specialist/contractor, licensed and bonded where applicable, prior to closing. At the time repairs are made the entire system should be thoroughly evaluated by the qualified service person and at the conclusion of the repair it should be confirmed, in writing, that all aspects of the system and any related components are functioning properly and are safe. Some repair and unsafe condition priorities are subjective and you, possibly with the advice of the qualified repair person, will need to determine what items should be corrected first. Where applicable and possible we recommend that you obtain receipts and warranties for all work performed.

Important Additional comments and Limitations

It is beyond the scope of the inspection for the inspector to make comments regarding: improvement options, maintenance recommendations, prioritizing discoveries and/or repairs, the safety of the property, the cost of repairs, the remaining life of any system, and/or the future performance of any system. There may be times however when the inspector makes a comment relevant to the previously mentioned items solely as an added benefit. Please keep in mind that any additional comments are subjective, based on the inspector.s personal and professional experience, are partial in content and are subject to validation by you via a specialist and do not apply or extend to all areas of the inspection or the inspection report.

The TREC mandated form will be used by every licensed professional home inspector in Texas. Some inspectors simply check the appropriate boxes and make a few handwritten remarks.

We also include concise descriptions of problems and recommendations when appropriate.

We feel the we can provide a better product if we take the time to sit down and prepare your report in our office where we can examine our photos and notes without being rushed. We can email, fax, priority mail, or deliver your report to you usually within 24 hours of the inspection.
