Maintenance inspections are "defect only" inspections designed to help keep the homeowner well informed about the condition of the home. "Defect Only" means we use the Texas Real Estate Commission Standards of Practice as a general guideline, but only list visible major defects in the report, omitting some of the general system comments that are required for inspections related to a sale. Comments such as wall material type, wiring type, etc that we generally assume you already know as the homeowner.
Conducting these inspections in this manner allows us to perform them in less time and pass that time savings on to you the client. Unfortunately, the state will not allow us to conduct this type of inspection for home buyers or sellers. If you are purchasing or selling, you will need a buyer or listing inspection that strictly conforms to the TREC Standards of Practice.
