The end of the hunt is in sight. Suddenly you ask yourself, "Is my perfect home a perfect house?" The answer is most likely no.
In my years of experience, I have yet to encounter the "perfect house." It is important for you to understand that the perfect home for you does indeed exist. This is the home you fell in love with. It has the perfect floor plan with the perfect kitchen. It is in the perfect neighborhood with the perfect schools for your children. It spoke to you when you first walked in the front door.
But your perfect home is most likely not a perfect house. All houses have some problems. Whether they are brand new, one-year warranty inspections, or 50 years old. Houses are dynamic systems, they require upkeep and maintenance. Let's face it, things break even with normal use - every home has flaws and defects. The key is to know about these problems up front, before you close.
This is the nature of houses. Most of these flaws will be minor maintenance issues, life expectancy issues, or minor defects. These things are good to know about and should be addressed at some point to help maintain your Perfect Home. But they are not major problems.
Major problems are:
- Major defects or structural problems (foundation failure, roof failure, etc.)
- Small problems which could lead to major defects (improper roof flashing that can lead to water leaks, improper grading, etc.)
- Things that can hinder your ability to finance, occupy, or insure the home
- Safety Defects (improper electrical work, fire hazards, etc.)
Major problems should be addressed immediately. Often even major defects can be corrected inexpensively and easily once they are known. Most Sellers are honest and are often surprised to learn of these defects uncovered during an inspection.
